Lettings Negotiator

Lettings Negotiator / Guardian Recruiter / Letting Agent / Estate Agent. Our client manages and secures both commercial and residential buildings by occupying them with residential property guardians / short term tenants across the UK. The Lettings Negotiator / Guardian Recruiter will work with individuals or couples with no dependents or pets and will market, promote and sell the concept of property guardianship to potential occupants in the South West area and in doing so will conduct viewings, check ins, check outs and will then manage the guardian / tenant including regular property inspections. The South West territory is from Gloucester down to the South West corner, across to Southampton and up to the M4 corridor and back to the Bristol area and some of South Wales, so the role will involve driving. You will also have the on call phone once every five weeks over the weekend.

The Lettings Negotiator / Guardian Recruiter will:

• Advertise properties on portals such as Rightmove, Zoopla, Spareroom etc
• Receive and respond to incoming emails, qualifying leads, assessing suitability
• Fully understand surrounding administrative processes around the vetting of guardians
• Log general repairs and minor installations at properties including lock changes etc
• Ensure buildings are ready for occupation
• Take photos for marketing purposes
• Ensure units are cleared

The Guardian Recruiter / Letting Agent / Estate Agent will need:

• Suitable relevant experience
• Clean UK drivers licence
• To be presentable and professional
• Flexible approach to work
• Strong time management, reliability etc
• Good IT skills

The Guardian Recruiter / Letting Agent / Estate Agent salary is £24-26k, plus company car or use of pool car for viewings plus annual company bonus depending on company performance.
